The real estate market in Logan and Cache Valley is a little different than most of the Wasatch Front. Logan has a different economy and driving forces. The Logan area is too far from the business and economic HUB of the Salt Lake Metro. Real Estate in the Logan Area hasn’t had as rapid appreciation as Davis, Salt Lake, and Utah County. Prices have not gone up in the double digits, and real estate is still affordable for most Logan residents. Home sales have gone down slightly in Cache Valley since the credit crunch, but the Logan area hasn’t experienced nearly the decline in sales as most of Utah.
Land in Cache County is some of the most affordable in the state. In Cache Valley it is still possible to purchase homes on acreage.
Homes in Logan - It is a slight buyers market for residential real estate in Logan. During the first quarter of 2008, Cache Valley UT had 189 single family homes sold. The average price of these homes was $195,069. There were also 26 condos sold at an average sales price $122,250. Currently there are 198 residential listings for sale in Logan. Among these there are 156 houses, and 35 condominiums for sale in Logan.
In Cache Valley including Smithfield, Providence, Hyrum, Nibley, Hyde Park, Wellsville, Mendon, Richmond, and Logan there are 589 average residential listings. Among these listings, 547 of them are single family houses and 40 are condominiums. Logan UT Real Estate has been more stable than real estate in Utah as a whole.

I appreciate the work and research that you have put into your web site. I also study this market alot right now as I am moving from Florida to Cache Valley Utah (returning home).
I am not an expert in this field but it is my opinion after my experience that housing cost is not got as much to do with local as people think. Housing is just too expensive now (income vs housing cost) (rental potential vs housing cost). I have been trying to understand the disparity between Florida and Cache valley. I believe that Logan area housing will continue to drop. I think that some of the reasons that it is still at higher levels are:
1. Utah is a non disclosure state so the public is not as aware as quickly of the of the market price in general.
2. The price is set by the most recient sales. Ownership turn-over is slower in Cache valley than Southern Cal or Central florida.
3. Central florida is a disclosure state, has High turn-over, and made worse by Zillow publishing the data in almost real time causing the accelarated landslide in prices.
4. I think that slower turn over, and being a non disclosure, and the fact Zillow is not able to publish the info is a buffer.

I really don’t think the disclosure stutus has much influence on home values. In real estate practice, nearly everything that is in need of disclosures is disclosed.
